SITE Plan INFORMATION
A detailed look at Silicon Border’s master-planned science and technology park
Master Plan and Land Use
Silicon Border spans approximately 4,500 acres of master planned industrial and technology development, organized to support large scale manufacturing, clean energy production, and advanced technology industries. The site is divided into dedicated zones that ensure efficient land use, environmental protection, and long-term infrastructure stability.
The master plan allocates the land as follows:
60.73% Industrial zones
For advanced manufacturing, semiconductor operations, renewable energy, and technology-driven industries.
18.04% Ecological reserves
Preserved natural areas that provide environmental buffers and long-term sustainability.
6.31% Roads and transportation corridors
Internal and external mobility routes that connect all development phases.
3.91% Fiscal precinct
Designated areas for customs, logistics coordination, and cross-border regulatory activity.
1.30% Port of Entry area
Planned border-processing and inspection infrastructure to support international trade.
Additional areas are reserved for public facilities, commercial and service zones, mixed-use areas, utilities, and canal/CFE rights-of-way, all integrated to ensure reliable operations for long-term industrial users.
This unified zoning and land allocation structure provides a balanced, scalable environment designed to support mission critical industries while preserving ecological and operational integrity.

Development Phases
Silicon Border is organized into four large development phases offering shovel-ready sites for advanced manufacturing, renewable energy production, and large-scale industrial users.
Phase sizes:
Phase I: 505 acres
Phase II: 1,233 acres
Phase III: 1,208 acres
Phase IV: 1,552 acres
These phases include zoning for electronics manufacturing, aerospace assembly, clean-technology industries, logistics operations, and renewable-energy installations.
